Materials are to be removed from the crawl space by the homeowner before arrival b RDC. Anything left in the crawl space will be considered trash and be left behind (we will remove a small amount for the homeowner).
There are three ways to calculate the area of a crawl space:
Not finished refers to bare or painted foundation walls and floors. Semi-finished refers to some paneling, carpeting or ceilings, but not completely or very old and unsightly finished rooms(a room you would not care about having a pipe in). Finished refer to flooring, wall coverings, and a ceiling. Percent finished should take into consideration and garages in the basement: i.e. finished basement + 2 car garage = 50% finished.
In most homes RDC drills thru the concrete floor to install a mitigation system. If this estimate indicates that this home has no radiant heat in the basement floor, RDC will not be responsible for any damage to the heating system.
When referring to waterproofing systems, we are looking for systems that have been added after the home was built, by cutting thru the floor to install perforated piping or gravel for draining ground water. Sump systems, whether for waterproofing or low point sewage systems need to be sealed.
PA DEP regulation require the exhaust from a radon system be above the roof line. The roof line is where your gutters are located, not the peak of the roof. Round PVC pip exhaust stacks perform slightly better than the 4x3 down spout material and are slightly quieter. PVC can be painted. If the color of the down spout is not correct or if you change your mind from PVC to down spout and it creates an additional trip to the home there will be an additional cost.
Short term testing by any method can vary at any given time due to weather conditions and how the home is used. All short term testing methods have slight advantages and disadvantages, but their results are similar, if performed within the testing parameter. RDC always recommend long term testing to confirm the short-term test results. Year-long test are the most accurate. About 50% of our mitigation systems are scheduled after the closing. This way the buyer of the property has the opportunity to have their input, as to how the system is installed. We usually have more than one option. Many times at the closing, a check will be written to RDC and handed to the buyer. This way there is no need for an escrow account to be established. the seller knows that his money will be spent as intended and the buyer has control of the installations with their input as needed.
